What's it like to be a Building Manager?
A Building Manager is responsible for overseeing and coordinating all property functions such as maintenance, security, cleaning and other services. They ensure the buildings under their management are in a good state of repair and maintenance. They usually work closely with tenants to resolve complaints and address any structural issues promptly. Building Managers can work across various settings such as residential apartment complexes, commercial properties or public buildings. They should be both technically proficient, to manage building systems and repairs, and have strong people skills, to liaise effectively with various stakeholders including residents, contractors and property owners.
Tasks and duties
- Managing the daily operations of the building including cleaning, maintenance and repair work.
- Creating budgets for building expenses and overseeing financial management aspects like rent collection and payment of taxes.
- Ensuring the building complies with all health and safety laws and regularly conducting inspections.
- Coordinating with tenants or residents to address concerns, resolve issues and meet tenant satisfaction.
- Arranging for routine maintenance in areas such as landscaping, elevators, parking lots or building exteriors.
- Supervising building employees and external contractors, and managing staff schedules and performance.
- Planning and overseeing building upgrades or refurbishment projects when required.
How to become a Building Manager
Being a Building Manager is more about understanding people skills and ensuring a smooth and harmonious experience for building occupants.
- 1.Obtain at least a Sijil Pelajaran Malaysia (SPM) certificate. Consider pursuing diploma or degree programs in fields related to property management, real estate management, or business administration.
- 2.Start with entry-level positions or internships to learn about building management practices, interact with tenants and property owners, and understand industry nuances.
- 3.Obtain the necessary license required for building management, such as the Strata Management License (SML) or Strata Management Agent License (SMAL), overseen by the Ministry of Housing and Local Government (KPKT).
- 4.Stay informed about local building codes and safety regulations to ensure compliance and maintain a safe environment for occupants.
- 5.Focus on developing essential skills such as communication, interpersonal relations, and problem-solving. These skills will be vital for you in frequently interacting with stakeholders like tenants, property owners.
