What's it like to be a Property Consultant?
A Property Consultant's responsibilities can range from advising clients about the market conditions, conducting property viewings, negotiating contracts and helping with the legal aspects of buying and selling properties. They could work for individual clients, property development companies or real estate agencies. They are commonly involved in residential or commercial property markets. A Property Consultant often needs to have a deep understanding of the real estate market, real estate laws, negotiation techniques and customer service.
Tasks and duties
- Assessing and reviewing property value using various methodologies and market data.
- Meeting with potential buyers or renters to showcase and explain the features of properties.
- Negotiating contracts and deals on behalf of clients to ensure favourable terms and conditions.
- Staying up to date with real estate market trends, property prices and relevant legislation.
- Providing clients with recommendations and advice based on their property investment objectives.
- Maintaining an extensive knowledge of the local property market, including understanding the advantages or limitations of certain areas or properties.
- Creating detailed property reports and presenting them to clients.
How to become a Property Consultant
Becoming a Property Consultant is a rewarding career that requires dedication and the right qualifications. You would also need to pick up strong negotiation skills and learn how to talk to different people from a diverse background.
- 1.Meet eligibility criteria by holding Malaysian citizenship or permanent residency, possessing a Sijil Pelajaran Malaysia (SPM) certificate. Consider obtaining a diploma or degree in real estate or a related field. Higher qualifications recognized by Jabatan Perkhidmatan Awam (JPA) and the Malaysian Qualifications Agency may also be considered.
- 2.Complete the Real Estate Negotiator course offered by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEA) and obtain your REN tag.
- 3.Gain hands-on experience through internships or entry-level positions in real estate agencies or property firms.
- 4.Join a registered real estate agency or consultancy firm as a Real Estate Negotiator (REN).
- 5.Stay updated with market trends and regulations, and pursue further training or qualifications for career growth.
