What's it like to be a Property Developer?
Property Developers identify opportunities in land and property and add value to these by converting them to other uses such as homes, malls, or business offices. They work with consultants and contractors and liaise with government offices regarding design and permits. As project managers, they control costs and address funding needs, and market the developed property to buyers.
Tasks and duties
- Carrying out market surveys and feasibility research.
- Finding and valuing property for development.
- Planning and designing the property to be developed.
- Managing the project and team of consultants and contractors.
- Managing finances and ensuring funding.
- Liaising with government agencies on plans and permits.
- Studying the environmental implications of the design and mitigating possible crises.
- Marketing the properties.
Property Developers have to be knowledgeable in the property development process as well as property laws. They also need expertise in economics, the markets, finance, city planning, construction, environmental protection, and the marketing of real estate projects. Because property development involves project management, developers need organisational, management, and communication skills.
How to become a Property Developer
You can become a Property Developer without a formal qualification, however some employers may prefer candidates with relevant training and background in architecture, civil engineering, construction management, real estate, or property.
- 1.Complete a bachelor degree in architecture, civil engineering, or construction management. Or complete a course in real estate or property. This will allow you to acquire an understanding of the property development process.
- 2.Apply to work in property development firms to gain industry experience.
- 3.Build credibility by handling bigger and different projects.
- 4.Some property developers choose to be entrepreneurs and embark on development projects independently.
