What's it like to be a Property Manager?
Property Managers are responsible for overseeing and directing operations at properties including residential and commercial sites. They liaise with tenants and owners, handle on-site issues, arrange property maintenance and, in certain cases, collect rent. Property Managers frequently engage with various stakeholders such as maintenance workers, property owners, and tenants, ensuring that all property-related affairs are handled efficiently and effectively. They can be found working in various settings, from real estate agencies to residential leasing companies. Dealing with people, problem-solving, management skills, and a knowledge of property laws and regulations are aspects of this role.
Tasks and duties
- Overseeing all aspects of property management including maintenance, contract negotiations and operational budgets.
- Setting and collecting rent from tenants, and adjusting rental prices in line with local market conditions.
- Organising and managing property repairs or improvements, which includes sourcing and liaising with contractors.
- Screening potential tenants for suitability, managing lease agreements, and addressing tenant concerns or complaints.
- Maintaining accurate records of all property-related transactions, such as income and expenses.
- Keeping up to date with the relevant laws and regulations pertaining to property, and ensuring all practices are legal and ethical.
- Performing periodic inspections of properties to assess its condition and arrange any necessary maintenance.
How to become a Property Manager
To become a Property Manager, strong negotiation skills are essential, yet obtaining several licenses and certifications is equally imperative to ensure legal compliance and professional competency.
- 1.Obtain a recognized degree, or diploma in valuation or a related field and with 10 years of industry experience, including roles such as a property consultant or real estate agent.
- 2.Undergo a 2-year probationary valuation period with a Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP) approved firm, focusing on practical training in property valuation and management. Following this period, you will acquire your license as a Property Manager from BOVAEP.
- 3.Gain practical experience through internships or entry-level positions in property management or real estate agencies, developing skills in tenant relations, lease negotiation, and financial management.
- 4.Complete an accredited property management course approved by BOVAEP, covering essential topics such as property law, maintenance, marketing, and accounting principles.
- 5.Pass BOVAEP exams on regulations and ethics. Submit the required documentation for registration as a property manager, ensuring compliance with regulatory requirements.
