    The good thingsIs the balance between strategic oversight and hands-on problem solving. I enjoy ensuring properties are well-maintained, tenant are satisfied, and operations run smoothly, while also driving financial performance and long-term asset value. The role challenges me to lead teams, coordinate with diverse stakeholders, and make decisions that have a direct impact on both people's experiences and the company's success.
    The challengesI don't particularly enjoy about the challenges is when unforeseen emergencies, like major repairs or regulatory changes that disrupt planned priorities and require urgent reallocation of resources. While I understand they are part of the role, these situations can sometimes shift focus away from strategic objectives and require navigating tense situations with limited options.

    Always think more than twice before applying.
    The good things- The "Taichi" culture here is very strong, often requiring you to take on responsibilities beyond your JD. At times, you may be called upon to support your boss, which provides an opportunity to gain valuable knowledge and experience. - If you're a car enthusiast, you may get staff price from the nissan item or any third party item from TC. - The company prioritize learning culture. They provide numbers of learning program for you to join with. - During festive seasons, the HR team typically organizes celebratory events. Not to forget the 'very huge amount' of RM 5 ang pow.
    The challenges1. 'Taichi' culture and nonsense task. You need to adapt fast in case if you want to survive here. 2. Average salary and benefit. 3. Office politics. If you know how to tackle your boss, then you'll survive. If don't, then you 'bye-bye'. 4. Don't expect high increment and bonuses. 5. Don't expect high tech infra here. - Outdated laptop, Old version microsoft software, HR system always buggy. 6. If your position located in Jalan Ipoh Kecil, the parking is not free and very limited. Facilities not even 3 stars. The toilet and prayer room is small as well. 7.The company's policies should be more transparent and well-defined. Eg: When inquiries arise, and even high level HR unsure how to address them effectively. 8. Be prepared for some bosses to contact you outside of working hours as one of their core value is '24/7 mindset' 9. You may apply the 'Flexible Work Arrangement' offered, but don't expect your boss to approve it. As their style is very old-school which they love to working on-site. 10. Before applying for a role, review the company's financial performance on its official website. The company has faced financial losses in recent years, which may affect job security. Also, consider the visibility of their products (like Nissan cars) in the market as an indicator of their competitiveness.

    It's multi tasking to the highest level but rewarding at the end of the day. Depending on how you look at it.
    The good thingsThe benefits such as medical card for immediate family, the AL and trainings provided for self development.
    The challengesCan push you out from your comfort zone and make you do things you have never done before. Pros and cons on every side,if there is guidance on how to do it especially when it is new to you,it's fine. But terrible if noone is able to help or guide you is the biggest challenge. You need to find out the process by yourself. Another challenge is no proper handover, a lot of unclear handover leading to the successor need to settle all the pending things by him/herself. Dealing with long service staffs who think they know everything and decide Not to change. They will remain as Dinosaur.

    Stable Company with proper guideline for each department
    The good thingsIt depends on the department you worked in. My superior was patient and kind to our team. The department as a whole taught a lot which is good for career growth. The "contract" working hours aren't the best in town but if you wanna leave home on time, there isn't much of an issue unless there is work emergency. The company provides generous amount of AL as compared to many other companies.
    The challengesThe increment and salary is not as competitive. Not as young and dynamic but can provide sense of stability of working in the company.

    Bad company with 0 growth potential

    The challengesHad to plan and organise everything on own. Lack of clear direction and all the tasks are adhoc. No proper planning and just follow back what was previously done. Bad top down management where only the top person are giving all the approval. Even your own managers have no say. (Sometimes you’d wonder why they are there for?) No career progression as it’s too politic, and you can only wait for your turn to get promoted instead of having a good performance. Frequent OT and 1/2 day work on Sat sums up how inefficient this company is in making decisions that force you to work extra hours
